GENERAL INFORMATION
Directions to Ludlow, Vermont
From Route 91 to Ludlow
: Take exit 6 in Vermont and turn left onto Route 103 North. Stay on this road through Chester (Route 103 turns sharp right) and follow signs to Ludlow, about 18-20 miles from highway.
From Route 87 to Ludlow
: in Albany, exit at 7E, follow to Vermont Route 9E. In Bennington, left onto Route 7N. In Manchester, exit for Route 11E. In Londonderry, left onto Route 100N (at yellow blinker) and follow into Ludlow.
Do not bring more people
than the house can accommodate or the rental will be terminated and no refund issused. Exceptions can be made with permission of the rental agent.
Keys
must be left at the property at checkout. A fee of $20 will be deducted from your security/damage deposit for each set of keys not left in the property.
Pets
are allowed at some of the houses and often require a larger damage deposit. Check with us for "pet friendly" properties.
Smoking
is NOT allowed in any of the houses. Generally, outdoor smoking is permitted, as long as cigarette butts are disposed of properly.
SHORT-TERM RENTAL INFORMATION
Payment
Reservations require a 50% deposit within 5 days of agreement. The balance, including 9% rooms and meals tax and security deposit, is due 30 days prior to rental, by check or money order. Confirmation information, house phone number, directions to house, and departure instructions will be sent when payment is received.
Deposit
A security/damage deposit is required on each property and should be included with final payment. The property will be checked promptly after your departure and a refund check sent within 7-10 days if no damage has been done. NOTE: excessive cleaning costs will be deducted from your damage deposit.
Cancellations - Refunds
On short-term rentals, cancellations must be made at least 60 days prior to rental date in order to receive a refund. (If cancellation is made within 60 days of rental, we may be able to issue a refund if property is re-rented for the same dates.)
No refunds are issused for weather, ski conditions, illness, etc.
No refunds can be given for mechanical failures on appliances such as TV/VCR, dishwashers, hot tubs etc. Every effort will be made to make repairs quickly.
Arrival / Departure
Check in 5PM (or later), check out 10AM (or before). Exceptions can be made with prior arrangements, if there is no conflict with cleaning schedule or other rentals.
You will receive instructions about obtaining keys and access to the property.
The properties should be left
clean and orderly
. Wipe kitchen counters, appliances, put away dishes and cookware. Empty refrigerator of all perishables. Turn heat down to 55 degrees. Lock doors and windows. Strip sheets and towels only and place by front door. (Leave mattress pads, blankets, spreads on beds.) Note that excessive cleaning costs will be deducted from your damage deposit.
You must leave the keys inside the property at departure.
A fee of $20
will be deducted from your security/damage deposit for each set of keys not left in the property.
Supplies
Properties do not usually provide paper products or detergents, so pack accordingly.
Kitchens are generally fully equipped with utensils, dishes, pots, pans.
Short-term rentals provide sheets, towels, blankets, pillows, unless otherwise specified.
Trash
Trash must be separated for recycling and the garbage bagged and left in trash barrels at the house. It will be picked up Sunday AM for weekend rentals. Please have it ready to go by 10AM. For longer stays it will be picked up more often.
SEASONAL RENTAL INFORMATION
Payment
Reservations require a deposit of 1/3 at time of agreement. We will work out a payment schedule with you (generally, you may pay in 2-3 installments, depending on the time frame.) Payment in full, including security deposit, is required 30 days prior to rental by check or money order. Confirmation information, house phone number, directions to house, and departure instructions will be sent when payment is received.

A refund check will be sent between 30-60 days (once all bills and cleaning services have been reconciled), if no damage has been done.

Contact us a day or two before your arrival to finalize access, keys, and other check-in arrangements.
The property should be left as you found it. Dust, vacuum, mop, clean bathrooms, clean kitchen, oven, refrigerator, microwave, put away dishes and cookware. In some cases, owners require professional cleaning services, which will be deducted from the security deposit.
